    'Hi [Name], I wanted to talk to you about something that I think will be interesting for both of us. I run a short-term rental operation and I'm looking for quality properties to partner with. I handle all maintenance coordination, all guest relations, and all cleaning.     'What I'd propose is a 12-month lease at your standard rate. I cover all utilities. I also carry short-term rental insurance in addition to standard renter's insurance, so your property has broader coverage than a typical tenant arrangement. I'd ask for your approval of an addendum that specifically allows short-term subletting — I'm not asking you to change your standard lease, just to add a rider that formalizes what we're doing.     'I understand completely. Would it help if I put together a one-page overview of the arrangement — the insurance certificates, the platform policies, and the proposed lease addendum — so you have everything in one place to review?
